Buying a Apartment through “Property Token”

1° Step

Pre-sale purchase of 1 luxury apartment in Pattaya (Thailand)

The customer pays 30% of the pre-sale price of the apartment and the rest financed over 3 years with periodic payment every 5 months (or as agreed)

The customer with 30% paid purchases the apartment at a pre-sale price

2° step

Then the customer purchases a “Property Token” from “Thale Property ” with 70% remaining to complete the balance of the cost of the apartment

The customer by purchasing this “Token” receives a coupon of 2,78% monthly for the next 36 months. This coupon is not paid monthly to the owner of the “Token” but to the construction company with which the owner of the “Token” has the purchase and financing contract.

3° step

The capital of the “PROPERTY TOKEN” is tied up for 3 years

The “PROPERTY TOKEN” guaranteed with real estate properties of “Thale Property” for 80% of the value of the “Token”

At the end of the 3 years the owner of the “Token” will receive ownership of the apartment fully paid with the “Token” coupons

4° step

At the maturity of the “PROPERTY TOKEN” the customer will receive 100% of the capital invested in the “Token”

Thanks to the acquisition of the “Token” the customer purchases an apartment paying only 30% of its price

The apartment purchased with a pre-sale price, therefore lower than the market price, will have a real estate revaluation in the following years

Why buy a “Property Token”

Cost of the apartment: Let’s say the value is $120,000

Initial payment: 30% of $120,000 will be $36,000

Remaining amount: 70% of $120,000, so $84,000, to be paid in 3 years with periodic payments every 5 months

Investment of 70% in a “Token”: Monthly return of 2,8% on $84,000 will be $2,352

Return of Capital

Calculation of the total return at the end of 36 months

Total in 36 months = $2,352 x 36 = $84,672

Payment of the apartment

With the total return accumulated, it will be paid The cost of the apartment of 36 months

Can I sell my investments in “Token”?

No, you cannot sell your “Token” on the secondary market or directly. You can only return it to “Thale Property” for cancellation and subsequent refund

What are the risks of investing in “Property Token”?

The main risks to the invested capital are very low, as each “Token” issued is guaranteed with a real estate properties of “Thale Property” of the invested capital

What taxes do I have to pay for investments in “Property Token”?
